1Premises & Agreement
The First Party (Sub-Lessor) agrees to rent the premises to the Second Party (Tenant) on a monthly rental basis. ABILIO-COWORKING LLP, Unit No. 102-A, Jain Sadguru Images Capital Park, Plot No: 1-98/4/1 – 13, 28 & 29, Image Garden Road, Madhapur, Hyderabad, Telangana – 500081. A services agreement must be signed prior to commencement of usage. The agreement includes a lock-in period; early exit will result in forfeiture of the security deposit and liability to pay full term rent.
2Rent, Payment & Penalties
Rent is to be paid monthly in advance on or before the 5th of every month. Accepted payment modes: cheque, bank draft, NEFT, RTGS, or online transfer. Rent escalation at 10% per annum.
3Registration Charges and Access Cards
Post-agreement, tenancy continues on a monthly rolling basis unless terminated in writing. Upon expiry or termination, the tenant must vacate and restore the premises.
4Security Deposit
Security deposit is mandatory and must be maintained throughout the tenancy. Security deposit cannot be adjusted as rent. If tenant leaves before lock-in ends or vacates without notice, the deposit will be forfeited. Upon termination, tenant must return access cards, keys, and restore premises to original condition (except normal wear and tear). Any damage will be deducted from the deposit; if insufficient, tenant will bear the balance.
5Meeting Room Credits
1.5 hours per seat per month of free credit for usage of Meeting Rooms C and D. Additional usage beyond the allocated time will be charged separately.
6Conduct & Ethics
All tenants must maintain professional workplace ethics. No illegal, unlawful, or disruptive activities allowed. Misbehavior, harassment, or damage to property can result in immediate termination and blacklisting. ABILIO-COWORKING reserves the right to terminate services, revoke access, and take legal action in case of misconduct.
7Late Payment and Additional Charges
In the event that the Lessee/Tenant fails to make payment by the Due Date, they shall be liable for the payment of an additional late fee on a daily basis until the full outstanding amount is settled.
8Operational Guidelines
Office space usage beyond operational hours will be chargeable as per standard tariffs. All occupants must register and complete KYC before access is granted. Lead Tenant/Group Coordinator must ensure the team’s compliance with KYC. A fair guest/visitor policy applies; guests not allowed beyond centre timings.
9Rental / Lock-In Period
The rental agreement shall be governed by a lock-in period of one (1) year, commencing from 01 April 2025 and ending on 31 March 2026. The agreement will automatically renew on a monthly rolling basis thereafter unless either party serves a written notice for termination as per the terms of the Agreement.
10Inspection Rights
ABILIO-COWORKING and its authorized representatives shall have the right to inspect the leased property at all reasonable times, provided that prior notice is given to the Lessee/Tenant.
11Amendments & Customizations
Any changes or service customizations are subject to ABILIO-COWORKING’s discretion. Additional services, infrastructure, or equipment will be chargeable.
12Taxation & Invoicing
Tenants must inform in advance of any TDS deductions on payments. TDS Certificate (Form 16A) must be provided quarterly.
13Extension & Termination
Post-agreement, tenancy continues on a monthly rolling basis unless terminated in writing. Upon expiry or termination, the tenant must vacate and restore the premises.
14Business Centre Timings
It is hereby agreed that the Premises/Equipment/Facility shall be allocated for the use of the Party from 07:00 PM to 07:00 AM. The daytime slot from 07:00 AM to 07:00 PM shall be reserved for use by another party, and the Party shall have no claim or right to access or use the Premises/Equipment/Facility during that period unless expressly authorized in writing by the Owner/Provider.
15Building Facilities & Dedicated Car Parking
No additional charges for use of lifts, toilets, and 2-wheeler parking (subject to availability on a first-come, first-served basis). Available at an additional charge of apply per month plus GST.
